The best quality of food and service in town. Always been satisfied.

They use to have happy hours menu during afternoon hours but recently they change it to daily specials which they offer a few foods for cheaper price all day long. I like their chicken kabob and beef kabob.

They changed their style of Kabab Barg. It seems that the pieces of beef are much thinner than it used to be and therefore the portion has reduced to half. The taste of marinate is better than before but the beef texture is ruined completely because of marinating for too long or treating the beef too roughly. Something between their previous style and the current one would be perfect with the previous portion.

Interesting food, weird beverages. The waitress was kind to explain everything.

I am updating my review from an earlier one. We had initially been double charged on our visas but after my negative review the manager did reach out to me and was very apologetic. They said they want to make their customers happy and ended up refunding us and giving us a 50% discount on top. They offered us an in store gift card but we decided on the 50% refund instead. Overall we did appreciate their effort and follow up.Thank you

Visited from Seattle, WA. Loved the delicious food, reasonable prices, and the cozy location. Besides all, the smiley and respectful staff who cordially welcomed and serviced us made a favorable dining and positive experience for us. Great job fellas! Way to go!

Last Thursday I ordered the ground beef kabobs, shirazi salad, and some tahdig. Everything I ordered is SO good. This is some of the best Persian food I’ve ever had. I look forward to eating here again! Also, I would have posted photos but I ate it so quickly that there’s nothing left to photograph :)Our waitress was so sweet and cute.

We come here occasionally and the food is always good, a little bit on the more expensive side compared to there competitors but couple dollars more is worth it. The service is hit or miss depending on who’s working but again good spot for Persian food. 🤙🏼

I went there with my friend. And the only good thing was the chicken.the rice was toooo soft and overly cooked and the Kebab was too salty and the Tah Dig was too hard and almost impossible to eat

The Kababs were so delicious and huge servings. Prices are reasonable and service is above average. Highly recommend this establishment.

Friendly service and great food

The kabobs are quite juicy and well seasoned! Doogh and noodle soup are also good. Service is good. I would definitely recommend this place, better than the Denman location.

There are a few Persian restaurants in the area so we asked for recommendations at the bakery around the corner and they recommended Zeitoon. We were not disappointed.We ordered tahdig, it's in the appetizer section, but it's really best when you put the stew over it so that it absorbs the juice and becomes a little softer.We also ordered kebab barg and gheymeh bademjan (the eggplant dish). The kebab was awesome, loved the eggplant as well, but I felt that the meat could be a little softer and a little more.We had dourk which was good too.I think the place deserves more than 3 stars.I saw people mentioning that the waitress was rude, I didn't feel that at all. Though the service was a little slow in general and she didn't check on us often. But that not really an issue for me.

Good quality of Iranian food. The place is cosy and relatively small. Washroom could have been cleaner. And the wait for the food is a bit long.But the food is delicious and we had a good time with family there. I would recommend it.

Good Persian restaurant. You feel comfortable inside, Kebabs are really good. Price is a little bit high, though.

Food was decent (though the menu is limited), but service was mediocre. Waited for ages just to get someone's attention to bring the bill only to be told that their machine was down and we'd have to wait a "few minutes or maybe longer". No apologies for that, no offer of an alternative (e.g. doing the bill manually and paying cash), and we were in a rush trying to get out of there after waiting so long. Won't be back.

When you get there, the floor is sticky, so you have a feeling like walking on a glue. Generally, could be way cleaner. Food is ok, but in comparison with other iranian restaurants, too expensive for that quality. I saw a server cutting a pita with scissors and then put them back to the pencil holder....??? Maybe some food safety would be beneficial. Tried once, and not coming back.

Something is changed, prices are going high but the taste is the same great

I like this restaurant you can buy every kind of persian foods or kebabs here also good for families and children, good quality and prices are acceptable for example kebab is between 12 to 25$ fir each person, for people with disabilities who using wheelchair is not very perfect!

Foods are great, you get great amount of food for reasonable price. Staffs are friendly and answering respectfully to their customers which is the most important thing when you go out for food. I mean who cares if you have the most amazing food but giving zero respect to your customer!!!! which is pretty common in Iranian restaurant. (unfortunately)I took one star off, because there was no towel paper in toilet or anything else to dry my hands after washing it.

Great Persian food.

Not the best food but it's a lot better then a lot of then I have had. A bit too far for the normal better ones you can find but when you're around that area, it's a good choice. Felt like their chicken skewers were a lil too dry.

Poor service ,poor managements .they deserve no star at all.Advertise specials by the door and on the menu ?.....but they don't serve it . I believe they are misleading .Waited 45 minutes to get one order to the table after we asked twice Food was cold and no test as use to be before .When we gave them feed back the answer was our kitchen is small and we had more orders to go 0 training I can't blame the workers Will never come back and will let all my people too .

This place is famous for birthday gatherings and its amazing live music We had a good night there good food and waitress was fine. But I give them barely one 🌟 because we asked them to keep our icecream cake in freezer and they obviously didn't give a damn as you can see in the photos it was melted. The lady restroom was clogged.I must admit at least this time they've improved a lot from my experience in summer. When I had to take order of my guests and write them down for the waitress as she kept messing them up and after spilling water on my hubby I was certain there will be no tip, but apparently it is included in the bill.To me a restaurant means an eatery with a proper service and clean restroom if the management team keep failing to provide the basic services i.e clean restroom what's the point of having live music or many dressed up staff!

Great Persian restaurant with a very good food quality and fair price. The staff is very friendly. Clean and nice restaurant for a family plans or with a friend.

I have visited this place couple times over the last few moths and the food is so delicious. The service is nice and they take really good care of you. Not intrusive at all. They give you the space to actually enjoy your meal. The food by itself is amazing. Very juicy, perfect amount of spice and generally very big portions. I am definetly coming back.

We enjoyed our meal in Zeitoon resturant and will go back again. We ordered food of day, kabab and lamb shank and they were fresh and cooked properly. Definitely above average for taste and freshness of food but I can't rate them very high as I have eaten more delicious Persian food in other cities. Waitress was polite and attentive and overall good experience.

The food was good but the place and service were poor.

Don't come to North Vancouver too often so was surprised to find out street parking on Lonsdale Avenue was free and unlimited after 6pm. I ordered the chicken and beef kabob which was interesting because there was no stick in between joining the meat. It's literally like alternating slices of marinated chicken and beef on a plate and you get a good portion of it. I was offered to have either rice or salad or half and half. What I wasn't told was that it costs extra for the salad. I was really hungry so I ordered all rice so I didn't end up paying extra. I did order a pot of tea but I thought they forgot but it came at the end of the meal. My friend suggested that perhaps culturally the tea comes at the very end instead of during. I don't eat at a lot of Persian restaurant so perhaps it's true. My wife had the lamb shank which was delicious. I would definitely go ahead. Prices were reasonable and the food was very good.

Good service, welcoming staff, comfortable place with many tables, but the main meat dishes we had were bland or overcooked, the vegetarian wrap wasn’t edible, and the other vegetarian option wasn’t much better. Too bad, I wanted to like this place.

Had lamb it tasted great in my opinion. Rice was really good. I only wish for a bit more drink options.

Overdue review from when my family and I were here on November 24th. Tasty food and nice decor but the prices have increased dramatically over the last year and don’t match up to the small portions or the mediocre service. On our last visit, the server mistakenly brought an extra dish of rice to our table. At this point, my family member had already stuck their fork in it (we also didn’t realize we had extra rice since all our dishes weren’t on the table at this point). When the server came back to bring the rest of the food she realized that we had an extra rice dish. When she pointed it out, my family member expressed they had already put their fork in it but regardless, the server asked if they could take it back! We were all shocked!!!! Surely she wasn’t planning on giving the rice to another customer????

I hosted a memorial gathering at the North Vancouver location and was very impressed with both the food and the service. The staff was very attentive and friendly. I definitely recommend this location to anyone who is interested in finding a good spot to eat.
